In this article:

It is doubtless a positive to see that the LEG Immobilien SE (ETR:LEG) share price has gained some 36% in the last three months. But that cannot eclipse the less-than-impressive returns over the last three years. After all, the share price is down 37% in the last three years, significantly under-performing the market.

On a more encouraging note the company has added €196m to its market cap in just the last 7 days, so let's see if we can determine what's driven the three-year loss for shareholders.

To quote Buffett, 'Ships will sail around the world but the Flat Earth Society will flourish. There will continue to be wide discrepancies between price and value in the marketplace...' One imperfect but simple way to consider how the market perception of a company has shifted is to compare the change in the earnings per share (EPS) with the share price movement.

LEG Immobilien saw its share price decline over the three years in which its EPS also dropped, falling to a loss. This was, in part, due to extraordinary items impacting earnings. Since the company has fallen to a loss making position, it's hard to compare the change in EPS with the share price change. However, we can say we'd expect to see a falling share price in this scenario.

What About The Total Shareholder Return (TSR)?

We'd be remiss not to mention the difference between LEG Immobilien's total shareholder return (TSR) and its share price return. The TSR attempts to capture the value of dividends (as if they were reinvested) as well as any spin-offs or discounted capital raisings offered to shareholders. LEG Immobilien's TSR of was a loss of 33% for the 3 years. That wasn't as bad as its share price return, because it has paid dividends.

A Different Perspective

LEG Immobilien shareholders gained a total return of 2.5% during the year. Unfortunately this falls short of the market return. But at least that's still a gain! Over five years the TSR has been a reduction of 3% per year, over five years. It could well be that the business is stabilizing. It's always interesting to track share price performance over the longer term. But to understand LEG Immobilien better, we need to consider many other factors.
